- Re-cladding existing stairs is fundamentally cheaper than rebuilding the structure. If the stringers are sound and the geometry works, finishing over them saves thousands.
- Railing material
- Painted pine is the least expensive. Stained hardwood costs more. Metal (steel or aluminium) balusters add cost. Glass panels or cable rail are the premium tier. A simple re-rail with metal balusters typically adds $1,500–$3,000 over painted wood.
- Open vs closed stringers
- Open stringers (the sawtooth profile showing the tread edges) require more finish work on the exposed wood. Closed stringers (flat sides, often drywalled) are simpler structurally but limit design options.
- Number of turns
- Straight runs are cheapest. A single landing adds modest cost. Winders (pie-shaped treads at a turn) and curved stairs require significantly more fabrication time.
- Tread material
- Standard hardwood treads (oak, maple) are the baseline. Premium species (walnut, white oak) or thick treads (over 35mm) add material cost. Prefinished treads save site finishing time.
- Access and demolition
- Stairs are in the centre of a house. Getting materials in and debris out without damaging surrounding finishes adds time. A second-floor stair with no direct exterior access is the most disruptive.
- Permits and engineering
- Changing stair geometry, modifying structural openings, or altering stringer connections may require a permit and structural engineering review. This adds $500–$2,000 to the project.

- Sometimes, but it depends on the existing system. If the balusters are socketed into the handrail and treads, they can be individually replaced. If the handrail is routed for a specific baluster profile, the rail usually needs to come with it.
