The short answer
Downtown carpentry splits into two distinct types of work: condo and loft millwork, where the constraint is square footage and building access rules; and commercial fit-outs for the restaurants, retail and offices concentrated in the Beltline and the core. Both require planning around building management, service elevator bookings and restricted working hours.
Condo millwork: every millimetre counts
A downtown condo is a different design problem from a house. Floor area is limited and expensive, so storage has to go vertical and every piece of millwork has to do more than one job.
The projects that deliver most in a condo are the ones that convert unused volume: a full-height storage wall in a hallway, a built-in that runs to the ceiling instead of stopping at furniture height, a window seat with drawers below, a murphy bed unit that lets a den serve as a guest room, and a home-office built-in in a space that has no room for a desk.
The technical constraints are real. Concrete floors and ceilings mean fixing is mechanical rather than into studs, and in many buildings post-tension cables in the slab make drilling into the floor or ceiling restricted or prohibited without approval. Demising walls may be concrete or block. In-suite ductwork and sprinkler heads cannot be enclosed without approval, and sprinkler coverage is a life-safety matter.
None of this prevents good millwork. It just means the survey has to happen before the design, not after.
