Deck Maintenance Guide for Calgary

The short answer
A deck in Calgary needs four seasonal checks and a staining cycle every 2–3 years for wood surfaces. Composite decks need an annual wash. The maintenance routine takes less than a day per year and extends deck life by a decade or more. Skipping it is the most common reason decks fail prematurely.
The annual maintenance cycle
Run this cycle once per year, ideally in late spring after the last hard freeze.
- Inspect the structureWalk the deck and check every visible fastener, joist hanger and post connection. Look for rust, loose screws, and any board that has shifted or cupped. Check the ledger board where the deck meets the house — this is the most common failure point.
- Clean the surfaceSweep debris, then wash with a deck cleaner appropriate for the material. For wood, a oxygen bleach solution removes grey fibre without damaging the grain. For composite, soap and water is usually sufficient. Never use a pressure washer above 1,500 PSI on wood — it damages the fibres.
- Check drainageAfter washing, observe where water pools. Any area that holds water for more than a few minutes needs attention — either additional slope, a gap adjustment, or an under-deck drainage issue.
- Tighten and replace fastenersDrive any loose screws. Replace rusted fasteners with stainless steel or coated deck screws. Check post bases and hanger nails. This single step prevents most structural issues.
- Stain if due (wood only)If water no longer beads on the surface, it is time to re-stain. Clean, let dry for 48 hours, then apply a penetrating deck stain. Two thin coats are better than one thick coat. Avoid film-forming finishes (paint, solid stain) on horizontal deck surfaces — they peel.

- Every 2–3 years for pressure-treated and cedar. The test is simple: sprinkle water on the surface. If it beads, the stain is still working. If it soaks in within seconds, it is time to re-stain. In Calgary's intense UV, the stain may look faded before it stops working — test with water, not appearance.
- Can I clean my composite deck with a pressure washer?
- Use a low setting (under 1,200 PSI) with a fan tip held at least 300mm from the surface. Higher pressure can damage the composite surface and void the warranty. A stiff brush with soapy water is safer and usually sufficient.
- When is the best time to do deck maintenance in Calgary?
- Late May through June is ideal — the last hard freeze has passed, temperatures are warm enough for stain to dry properly, and there is time before the summer use season. Avoid staining in direct afternoon sun — work in the morning or on an overcast day.
